Local Window Treatment Experience in Baycrest Addition, Conaway Estates, Auburn Estates and Tamarack
Start with what the new plats share and the old ones don't: cleared farm ground. Tamarack and Auburn Estates went up on open ground with no canopy, so every elevation takes a full solar load with nothing in front of it, which reverses the rest of Cicero, where you have either lake glare on one side or fifty years of tree growth on the other. Indianapolis NOAA normals put the July average high at 85.2 degrees and the muggy season from May 25 to September 22, and on a west or south room in a 2021 Tamarack house there's nothing outside the glass to take the edge off it.

Then the split. Tamarack and Auburn openings are 2019 to 2023 square set drywall with effectively no depth to mount into, so it's an outside mount or a shallow profile product on most of the house. Baycrest's 1980s ranches have shallow reveals and units changed out at various dates, and its 1920 house still carries original casing with a real reveal. Those are opposite problems, they sit a couple of miles apart, and they land in the same day's route sheet. A quote built on one assumption for both will be wrong on half of it, which is why we price them as separate jobs.
We have served Baycrest Addition, Conaway Estates, Auburn Estates and Tamarack homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Cicero crew approaches every project with clear communication and respect for your property.
Four plats, 317 homes, and a hundred year spread
Tamarack is the number that changes Cicero's profile. 270 houses recorded between 2019 and 2023 in a town with fewer than 2,000 single family parcels, and 190 of those 270 are recorded at 2.0 stories, 70 percent, in a town where only 40.5 percent of the stock reaches two stories at all. Recorded floor area runs 1,471 to 4,562 square feet and gross assessed values run $272,100 to $531,900, with the middle of the distinct value distribution near $390,000. Auburn Estates adds roughly 34 more at 1,656 to 3,560 square feet, every one of them recorded as built in 2022, the tightest build out in the whole Cicero file.
The older two plats are small and they carry the other half of the character. Baycrest Addition covers eleven parcels with construction recorded in 1920, 1980, 1981 and 1989, floor area from 1,134 to 2,304 square feet, and it sits close to the water at the north end of town. Conaway Estates is two houses, 1900 and 2001. These are the pockets where a 1980s ranch sits a few doors from a recent rebuild on the same street, Cicero's characteristic pattern and the reason a route sheet here can't assume a common product across one plat name. Values for Baycrest and Conaway aren't separately isolated in the parcel export, so we don't quote a band for them.
Square set drywall in Tamarack, a century of settling in Baycrest
On a 2021 Tamarack house the openings are square, the drywall is returned into them, and there's no casing to mount to, which sounds simple and isn't. Square means the three point measure comes back consistent, so a repeat order across 16 to 28 openings is realistic and a plan learned on one house transfers to the next. No depth means an inside mount is often below what a cassette or a headrail needs, so we're either taking an outside mount onto the wall above the opening or specifying a shallow profile headrail that fits what's actually there. We measure the depth on site rather than inferring it from the build year.
Baycrest reads the opposite way. Thirty six to 105 years of settling across eleven parcels means openings that are visibly out of true, so we three point measure and then decide whether an inside mount will look wrong even where it fits. The 1920 house has original casing and a real reveal, and it's the only place in this cluster where an inside mount is comfortable. The interesting shapes, meanwhile, are all on the new side: black framed units with a grid on the upper half, oversized rear sliding doors with fixed transoms above them, and a two story stair window on some Tamarack plans.
No canopy at all on Tamarack and Auburn
These are the only Cicero communities built on cleared farm ground with no water frontage and no mature trees, so the full solar load lands on every elevation with nothing in front of it. Everywhere else in this town you're managing lake glare on one side or shade on the other. Here you're managing all four sides, which usually means a real solar fabric on the west and south rather than a light filtering default throughout the house.
The oversized rear slider with a transom above it
A wide rear sliding door with a fixed transom above it is standard on the newer Tamarack plans, and it's two openings rather than one. The transom carries afternoon light above the treatment line and gets left uncovered by default, which is fine until the sun drops into it. The door itself needs a product that stacks clear of the operating panel, so stack height gets measured against the door frame before anything is ordered.
Black frames narrow the options for a reason
The black framed units on Tamarack and Auburn Estates are a design choice that shows every bracket. An outside mount landing on the wall reads cleaner than one sitting half on a black frame, and where an inside mount does clear, the light gap along both edges is more obvious against a dark frame than a white one. Lutron publishes 3/4 inch per side on an inside mount Roller 20/64. Against black, you will see it.
Auburn Estates is a single year plat
Every one of the roughly 34 Auburn Estates parcels is recorded as built in 2022, the tightest build out in the Cicero file, which means a measure genuinely transfers between houses of the same plan. It also makes dye lot a live issue in a particular way: neighbors ordering the same fabric months apart will not get the same lot, so two houses that want to match need to be ordered together.
What we specify across Tamarack, Auburn Estates, Baycrest and Conaway
Two specifications, not one. On the 2019 to 2023 stock the drivers are unshaded solar load on all four elevations, a black frame that shows hardware, and effectively no mounting depth, so outside mount products and shallow headrails do most of the work. On Baycrest's 1980s ranches and its 1920 house the drivers are settled openings and a shallow, irregular reveal, so the product has to cover rather than fit. National price context: custom shades run $250 to $2,600 per window against $60 to $600 for stock, and on a 24-opening Tamarack house that gap decides the whole scope. Fabrication runs 2 to 5 weeks either way.
Room darkening cellular shades, cordless
On a Tamarack bedroom with no tree outside it, a room darkening cellular does two jobs at once. DOE and ORNL testing found cellular shades saved up to 20 percent heating energy and up to 15 percent of total heating and cooling energy against a bare window, which is worth having in Zone 5A where January average lows run 20.9 degrees. Cordless lift keeps a child's room simple. Expect a light gap at the edges unless we add side channels.
Panel track shades on the rear sliding door
A wide slider wants a treatment that stacks tight and moves on a track rather than one that gathers in front of the glass. Panel track gives flat panels that slide clear of the operating door, which matters when that door is the way to the yard six months a year. Measure the stack against the door opening first: on the wider Tamarack plans the stack sits over glass unless the headrail runs past the frame.
Flat Roman shades on the front elevation
Modern farmhouse and transitional elevations read better from Tamarack Larch with a soft treatment than a hard one, and a flat Roman gives a clean face that suits a black frame. On an outside mount it covers the opening completely, solving the no depth problem at the same time. Line it where the room faces west, because an unlined Roman on an unshaded Tamarack elevation shows fade at the fold lines first.
Outside mount roller shades with a cassette on Baycrest
Baycrest's 1980s sliding doors and picture windows sit in shallow, settled openings where an inside mount traces every out of square edge. An outside mount roller with a cassette covers the opening, hides the reveal and gives a finished top without needing a deep pocket. On the 1920 house we'd look at the original casing first, since that's the one place in this cluster where the trim is worth mounting inside of.
Where these four plats sit in Cicero
These sit north and east of the Cicero town grid, off Tollgate Road at the north edge of town, with Morse Reservoir to the south and the Hamilton Heights schools campus close by. Red Bridge Park is the other local reference point people use. Eight streets carry the cluster: Tamarack Larch, Verdant, Perlican, Common Loon, Lander Bluff, Hollister, Lively and Anchor. The school answer matches every other Cicero address, because Hamilton Heights School Corporation runs one elementary school, one middle school and one high school across Cicero, Arcadia and roughly 100 square miles of Jackson and White River townships.
Associations across Tamarack, Auburn Estates, Baycrest and Conaway
Tamarack and Auburn Estates are recent production plats, and plats of that vintage normally carry an association, though neither was separately verified in the county record. Baycrest Addition and Conaway Estates are older additions and no association was located for either one. That difference is worth knowing before you order: in a 270-house plat finished in 2023, an architectural review body is the sort of thing that has an opinion about what the street sees, and in an eleven parcel addition holding a 1920 house, there's usually nobody to ask. We don't assert a window covering rule for any of these four, because none is verified. Send your recorded documents and we'll work to what they say.
