Local Window Treatment Experience in Cicero Shores
The words Cicero Shores tell you almost nothing about a window, and that's the most useful thing to know before you take a quote. One street here can carry a 1971 lake cottage, a 1994 two story and a 2022 rebuild. That's three window systems, three jamb depths and three squareness assumptions under a single plat name. A 950 square foot cottage runs roughly 7 to 12 openings. A 3,500 to 6,400 square foot rebuild runs 35 to 60, with large water facing assemblies doing most of the work. We establish the house's construction year before anyone talks product, because every downstream decision swings on it.

The second question is where the glass points. Cicero sits on the north east shore of Morse Reservoir, which puts about 1,500 acres of open water south and west of the town, and a waterfront living space has no tree line in front of it by definition. You get low direct sun from mid afternoon plus a reflected component off the water surface, landing on the elevation that carries the most glass. Back lots in Cicero Shores behave completely differently, like ordinary 1970s suburban lots under fifty years of canopy. We don't assume which one you have, and the county record doesn't verify orientation lot by lot either.
We have served Cicero Shores homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Cicero crew approaches every project with clear communication and respect for your property.
Cicero Shores housing: 523 homes across forty construction years
The county records 523 Cicero Shores parcels with residential floor area, the largest single plat in Cicero, and the year built column reads 1967, then 1971 through 1998 almost continuously, then 2000, 2002, 2004, 2006, 2009, 2011, 2015, 2017, 2018, 2021 and 2022. Nothing else in this five town file spans that many separate building years under one name. Architecture follows the years exactly: 1960s and 70s lake cottage and ranch at the start, 1980s and 90s two story traditional through the middle, then custom rebuild and modern lake house from 2000 on. No production builder program was identified for the plat, which fits the record. It was built lot by lot across five decades.
The story mix runs against the reputation. 324 of the 523 parcels are recorded at 1.0 story and only 154 at 2.0, so Cicero Shores is 62 percent single story, a lake cottage neighborhood by origin rather than an estate one. Floor area runs 950 to 6,438 square feet, a 6.8 times spread inside one name, and gross assessed values run $46,900 to $1,278,600 with the middle of the distinct value distribution sitting near $292,000. Lots are 0.17 to 1.50 deeded acres, densest between 0.25 and 0.50. Those four spreads are the reason a per window figure quoted off the subdivision name is a guess dressed up as a price.
Three different jobs on one Cicero Shores street
Count first, because the count moves by a factor of five inside this plat. A 1970s cottage at 950 to 1,500 square feet sits near 7 to 12 openings. A 1990s two story at 2,200 to 3,000 sits near 20 to 28. A 2015 to 2022 rebuild at 3,500 to 6,400 runs 35 to 60, with stacking door walls, oversized transoms and corner glass on the water elevation. Depth moves the same way. The 1970s houses have shallow jambs, often on openings that were reworked inside the original frame at some point, the 1990s houses have returns wrapped into the opening with no applied casing, and the rebuilds have clean modern jambs. The plat name genuinely tells you nothing about the opening.
Squareness spans 3 to 58 years of settling in the same subdivision, so we three point every opening without exception and expect real deviation on the 1971 to 1985 cottages, where a hard treatment built to the smallest reading will show a taper against the trim. Exposure is the other split. A waterfront living room takes glare with no canopy at all, while a back lot on Edgewater behaves like any 1970s ranch under mature trees. Screened porches and three season rooms are common on the lakefront lots in every era here, and glass on three sides changes the answer again, because there's no blank wall left to hide a stack against.
Establish the year, then the product
Forty construction years under one name means the first question at the measure is when this house was built, not which fabric you like. A 1971 cottage and a 2022 rebuild on the same street get different mounts, different deductions and different hardware. We pull the recorded year, check the jamb in each room, then talk product. Anyone quoting Cicero Shores off the name alone is pricing a house they haven't stood in.
Reflected light on the water elevation
Open water throws a second light source at the glass from below the horizon line, so a fabric that handles direct sun on an inland elevation can still wash out here. On main basin frontage we specify a 3 percent openness solar fabric rather than 5. We also say plainly that NFRC attributes 40 to 60 percent of fading damage to UV, so a shade slows fade on your floors rather than stopping it.
Reverse roll against a fascia
On a Cicero Shores water facing opening people want the fabric as close to the glass as it will go, which pushes toward a reverse roll. A reverse roll isn't compatible with a fascia, so the choice between a tighter roll and a clean front edge gets made before the order, not on install day. On a wide door wall assembly that same decision moves where the mounting bracket and any center support bracket land.
The 1/16 inch deduction on a cottage jamb
Lutron publishes a standard factory deduction of 1/16 inch per side, and on the 1967 to 1985 cottages that deduction lands on an opening which already isn't square. Add the 3/4 inch per side light gap Lutron publishes for an inside mount Roller 20/64 and a bedroom on Bay View Dr reads brighter at six in the morning than anybody expected. An outside mount or side channels close it.
What we specify in Cicero Shores, by era and by elevation
There isn't one Cicero Shores package, and a quote that offers one hasn't asked what year the house is. The 1967 to 1985 cottage core wants products that forgive a shallow, settled opening and tolerate lake humidity through the muggy season, which NOAA puts from 25 May to 22 September. The 1990s two stories want stack managed on taller openings. The 2015 to 2022 rebuilds want solar control and automation on assemblies nobody is reaching by hand. National pricing runs $60 to $600 per window on stock shades against $250 to $2,600 on custom, and $300 to $1,500 per window installed on motorized. Custom fabrication is 2 to 5 weeks, and we're insured and insured.
Solar shades, 3 percent openness
The water elevation is why this product exists in Cicero. A 3 percent fabric cuts glare and slows fade while keeping the reservoir visible, which is the entire point of the room. At 5 percent you keep more view and lose more control, and against 1,500 acres of open water with a reflected component underneath it, that trade usually goes the wrong way. Fade is reduced here, not eliminated.
Faux wood blinds
On the 1967 to 1985 cottage core, faux wood handles what real wood won't: humidity off the reservoir, a three season room that swings forty degrees, and a bath squeezed into a 1,100 square foot floor plan. It also takes an outside mount cleanly where a 1970s jamb has no depth left. Slat width drives stack at the header, so on a short cottage opening we usually step down to a 2 inch slat.
Motorized roller shades
On a 2015 to 2022 rebuild with 35 to 60 openings and stacking door walls, hand operating the water elevation twice a day stops happening by about week three. A sun sensor or an astronomical timer drops the shades before the room loads rather than after. Disclose the cost nobody mentions: Hunter Douglas states PowerView battery life is about one year, so budget a battery change or ask about hardwiring.
Woven wood shades
The back lot streets carry fifty years of canopy the water lots never had, and a woven wood works with that filtered light instead of fighting it. It also sits well against the 1970s wood trim still in a lot of these cottages. Two honest limits. An unlined weave gives almost no privacy after dark, and the room darkening liner that fixes it adds stack height at the top of the glass.
Cicero Shores streets, Morse Reservoir and Stringtown Pike
Cicero Shores runs along the Cicero side of Morse Reservoir south and west of the town grid, reached from Stringtown Pike, and residents give directions by which arm of the lake they're on rather than by section. The street names are the tell: Bay View Dr, Bayshore Dr, Nantucket, Casco Bay, Cape Charles, Lighthouse Pt, Edgewater and Beachway, an Atlantic coast set sharing one plat with Civil War generals. Morse Reservoir was impounded in 1956, covers about 1,500 acres and carries roughly 32.5 miles of shoreline. Morse Beach and the public boat ramps are close by, Red Bridge Park sits to the north, and every address here feeds Hamilton Heights.
