Local Window Treatment Experience in Stillwater Cove
Stillwater Cove is the one Cicero plat with no low value stock at all. Every one of the 71 recorded assessed values sits between $365,300 and $1,012,400, which is true of only one other community in the town, Morse Overlook. Recorded houses run 1,914 to 8,138 square feet, so the core of this work sits at 28 to 55 openings per house and a few well beyond that. It's a different scale from Greystone Village's 1,320 to 3,464 square feet about a mile away, and it changes what's practical: at 55 openings, hand operating a house stops being realistic and the conversation moves to scenes and schedules.

The build history splits the neighborhood in two. The 1997 to 2007 phase carries arched heads, palladian openings and two story foyer glass, which is the design vocabulary of that decade. The 2012 to 2020 phase carries larger rear openings with transoms above them and dark frames, which is the vocabulary of this one. There is no transitional middle here because nobody built one between 2007 and 2012. A quote that treats Stillwater Cove as one product decision has already missed half the neighborhood, and the two halves sit on the same four streets.
We have served Stillwater Cove homeowners through the full range of window treatment needs, from inspections and repairs to full replacements. Whatever the system, our Cicero crew approaches every project with clear communication and respect for your property.
Stillwater Cove housing: 66 homes in two phases
The recorded years are 1997 and 1999, then 2001 through 2007 continuously, then 2012 through 2020 continuously. Eighteen distinct years, split by a five year gap. Styles map straight onto that split: 2000s two story traditional at estate scale in the first phase, transitional and craftsman in the second, with lake facing custom on the cove lots in both. 42 of 66 parcels are recorded at 2.0 stories, and the balance is single story and walk out ranch product taking advantage of the grade down to the cove. No production builder was identified for the plat, which is the standard finding across every Cicero subdivision in the county record.
Recorded residential floor area runs 1,914 to 8,138 square feet. That 8,138 ceiling is the highest in Cicero, more than double Greystone Village's 3,464 and nearly double Port Harbour's 4,136 two miles away. Across 71 recorded values the gross assessed range is $365,300 to $1,012,400, and the floor of that range is the notable part: no parcel assesses below $365,300, so there's no starter stock in this plat at all. Lot acreage wasn't pulled separately, so we don't publish one. On a 6,000 square foot house the useful number isn't acreage anyway, it's the opening schedule, and that gets counted room by room.
Two window vocabularies on four Stillwater Cove streets
The 3,000 to 6,000 square foot core of this stock carries roughly 28 to 55 openings, which is the largest routine count in Cicero. The 2001 to 2007 houses put arched heads, palladian openings and two story foyer glass into that count, and every one of those shapes needs a pattern taken on site rather than a size chart. The 2012 to 2020 houses replace them with wide rear openings and transoms above, which is an easier shape and a harder width. Casing follows the same line: returns wrapped into the opening on the early phase, increasingly square set jambs with usable depth on the later one. Squareness runs 5 to 28 years, so the early-2000s phase gets the full three point treatment.
Cove exposure is the constant across both phases. A cove lot looks across a narrower and more sheltered stretch of the reservoir than a main basin lot does, so the reflected component is smaller, but the far bank and its tree line sit closer and the lots face the water on a curve rather than on one alignment. That means two houses on Cape Coral can want different openness factors depending on where the curve puts them. What doesn't vary is that the living space faces the cove and the glass was sized for the view, which is why we spend the measure working out how to keep that view while dropping the afternoon load.
Wide rear openings and tube deflection
The 2012 to 2020 phase puts genuinely wide openings on the cove elevation, and a single roller across that width will deflect at the center and show it. The options are a larger tube diameter, a center support bracket, or two coupled shades on one headrail with a deliberate gap at the join. Each looks different. We show which one we're proposing and where the join lands before anything is ordered.
Tall shades get bigger light gaps
Lutron publishes 3/4 inch per side of light gap on an inside mount Roller 20/64 and notes that shades 120 inches and taller, or running a 4 to 1 height to width ratio, get larger gaps than that. On the 8,138 square foot end of Stillwater Cove those dimensions are real. Where the room has to go dark we specify side channels rather than pretending a tall inside mount will seal.
Transoms above the rear openings
The 2012 to 2020 houses set transoms above the main rear glass, and you get three choices: leave them bare and accept the light, run a separate small shade above with its own hardware, or take one tall treatment across both and lose the transom line entirely. On a cove elevation that transom is often where the worst of the afternoon glare arrives, so leaving it bare has a real cost we'd rather name upfront.
Arched and palladian heads, 2001 to 2007
The early phase carries arch and palladian shapes at 5 to 25 feet up. A fixed arch panel above an operating treatment keeps the shape and doesn't move; a treatment mounted above the whole shape covers everything and hides the arch. Both are defensible. Neither can be ordered from a chart, because across 66 houses built one at a time there's no repeatable template in the plat.
What we specify in Stillwater Cove, phase by phase
At 28 to 55 openings per house, the specification here is a schedule rather than a shopping list, and it splits along the 2007 to 2012 gap. The early-2000s houses want shapes handled and a frame that stays square in an opening with 25 years behind it. The 2012 to 2020 houses want width handled and solar control on the cove elevation. Both want the view kept, because the view is why the glass is that size. National pricing runs $250 to $2,600 per window on custom treatments, $175 to $800 on shutters, $300 to $4,000 on drapery and $1,000 to $6,000 installed on awnings. Custom fabrication is 2 to 5 weeks, and every job over $150 gets a written contract under IC 24-5-11.
Interior plantation shutters, hardwood
On the 2001 to 2007 phase, a hardwood shutter in an L-frame or Z-frame holds a square line inside an opening that has been settling for a couple of decades, and it carries an arched head as a fitted shape where a soft treatment fights it. Louver size gets picked against the opening height, not from a preference. Keep hardwood out of the bath and off the wettest cove facing rooms; composite goes there.
Roller shades on a wide tube with a fascia
For the 2012 to 2020 rear openings, a heavier tube with a fascia across the front handles the width without visible deflection and hides the roll. One thing to settle first: a reverse roll isn't compatible with a fascia, so if you want the fabric tight to the glass you give up the fascia, and if you want the clean front edge you accept the standard roll. That decision is easier before fabrication than after.
Exterior solar shades
The decks over the cove take the same afternoon sun the glass does, and an exterior solar shade stops the load before it reaches the opening rather than after. On a walk out ranch dropping to the cove grade it also makes the lower terrace usable in July, when Indianapolis averages an 85.2F high. Exterior work sits in the awning price band, $1,000 to $6,000 installed nationally, and it needs a wind plan.
Custom drapery and top treatments
At 8,138 square feet the great room volume swallows a shade on its own, and drapery is what gives the wall scale back. Panels on a traverse rod with real returns and proper overlap close a cove elevation down at night in a way a roller alone doesn't. Yardage follows fullness, and fullness gets decided at the measure. Order the whole room together, because dye lots shift between runs.
Cape Coral, Coral Springs and the Stillwater cove
Stillwater Cove sits on the Cicero side of Morse Reservoir off Stringtown Pike, small enough at 66 houses that residents identify by street rather than by section. The streets are a Florida set that exists nowhere else in Hamilton County: Cape Coral and Coral Springs, plus Freshwater and Wellworth. Morse Beach is close, and the reservoir runs roughly 6.5 miles with about 32.5 miles of shoreline. The Town of Cicero lists this plat among its developments on its own profile page. Schooling is Hamilton Heights School Corporation, which runs a single campus set serving Cicero, Arcadia and about 100 square miles of Jackson and White River townships.
